Adams County Colorado, River Run

The River Run Real Estate Statistics are looking encouraging when compared with 2010.  With mortgage rates at a historic low, home buyers are shopping in River Run.

Over the past 12 months, there have been 43 homes sold:

  • This represents over a 10% turn-over rate.  This means that roughly 10% of home owners decided to sell their home in River Run in 2010.
  • The Months of Inventory is currently 2.5 months. What this means is that, in the current River Run market, it would take only 2.5 months to sell all of the available home inventory.
  • The Average Sold Price over past 12 months was $184,830. This appears to be an improvement over this time in 2010, when the Average Sold Price was $179,455.  However, the Average Sold Price per square foot dropped from $103 in 2010, to $98 over the last 12 months.  What this tells me is that the inventory of larger homes is selling more over the past 12 months.   Larger homes generally sell for less money per square foot, but higher prices over all.
  • The Average Days on Market increased from 58 Days in 2010, to 87 Days over the past year.  This is due in part to the number of short sale and bank owned properties that have been selling.
  • When the distressed inventory is taken out of the picture, the Average Sold Price shoots up to $211, 407, or $103 per square foot.  The Days on Market drops to 59 Days

What this means is that home buyers will pay the most for clean, well-maintained homes, and they are also jumping at the homes that don’t have the added uncertainty of being a short sale or bank owned property.
