Belle Creek Homes for Sale – 1st Quarter 2012 Market Minute Part 1, by Jennifer Prestwich REALTOR®

Despite the mild weather, March was truly a lion for Belle Creek Real Estate.  While we were still shaking off the holidays in January, and February saw near record snow fall, clearly buyers were undeterred.

Keeping in mind that a regular real estate contract generally takes anywhere from 30-60 days to close, it is clear that buyers were placing offers in the beginning of 2012.  HUD and Bank Owned properties often see similar time lines to regular sales from offer to close, whereas Short Sales can take several months (in the worst case scenario) while the bank verifies all documentation and reviews the offer.
4Q 2011 saw 5 New Town homes and 1 Oakwood home sold.  1Q 2012 saw 9 homes sold- 8 New Town homes and 1 Oakwood.  Oakwood has sold all of their available lots on the north end of the neighborhood and has broken ground on the model home on the south end of Belle Creek.  Sources tell me that they are moving ahead and looking to start offering lots on the southwest side of the neighborhood.
Inventory in our community remains extremely low – there are currently only 2 New Town homes available and no built Oakwood inventory available.
