Home sales in Belle Creek took a jump in September.  This is welcome news for home owners in Henderson CO who have been following the market for the past several years.  There are 7 homes currently under contract or pending contract in Belle Creek, and only 1 New Town home currently available.  Oakwood homes has completed 2 “Spec” homes ready for immediate occupancy, and has 13 dirt-start lots available.  Recently sold homes have helped bolster the values in Belle Creek:

  • The turnover rate in Belle Creek for September 2012 has increased to 6.5%.   This has been steadily improving over the past several months.  July and August saw a turnover rate of 6%, and this number has increased for September.  What is even more encouraging is that the turnover rate is much better than September 2011’s rate of 4.3%.   This tells us that the number of people putting their home on the market and actually selling them is increasing – a good sign of a more normal market.
  • Average Days on Market for all Belle Creek homes is 59.  This number has dropped significantly over the past several months – from 111 Days on Market in May to 63 in August.  This drop to 59 days on market is good news and points to a further steadying in the Belle Creek market.
  • Average Days on Market for Cottage Style homes, under 1600 square feet, was 38 Days.  This is another welcome drop over May’s 73 Days on Market.  Home owners with larger homes – 1900 square feet and up – have been entering the market, and have been selling in an average of 86 Days on Market, as compared to May’s average of 164.  After a slight lull in the market in late spring, Belle Creek Real Estate is seeing a nice rebound.
  • Average Sold Price for all homes was $183,467.  The average sold price per square foot for all homes was $107 – an increase over August’s $105 per square foot.

We are continuing to see Belle Creek’s Real Estate market adjust upward.  This is great news for home owners who are considering selling or those thinking of re-financing.  If you had been thinking of a re-fi, but had been told by your mortgage lender that it wasn’t a good time, you may want to call and re-visit the conversation.

The market in July was hot, with homes going under contract in less than one month.  In August the number of showings and new under contract properties was down.  As I mentioned in last month’s Market Minute, I believe this is due to the new school year starting – people were trying to get into their home in time for the beginning of the school year in July and were settling in in August.  In September, buyers were back out in force looking at the few Belle Creek homes available.  Most homes that were available have gone under contract and Belle Creek’s inventory is extremely low.
