Home sales in Belle Creek have come roaring back this spring.  Despite snowy and cold weather late into the spring, buyers came out in force in Belle Creek.  Inventory throughout Henderson and the greater Denver metro market has continued to be very low.  As a result, Belle Creek is continuing to see a welcome increase in prices and decrease in days on market.

  • The turnover rate in Belle Creek for May was 8.6%.   This is a large increase over March’s 7.4%.   This is also a huge year over year increase from May 2012’s 5.4%.  These numbers do reflect the natural increase in the market that happens in the warmer months during both years, but 2013 is a much better sales market than 2012 in all respects.
  • Average Days on Market for all Belle Creek homes is 34.  This number has been steadily decreasing.  In January, we were averaging 81 Days on Market; in February it dropped to 64, and in March it was 53.
  • Average Days on Market for Cottage Style homes, under 1600 square feet, was 43 Days.  This is a decrease over March, which saw cottages going under contract in an average of 48 days. Home owners with larger homes – 1900 square feet and up –  have been selling in an average of 22 Days on Market, a huge decrease over February and March.
  • Average Sold Price for all homes was $203,354.  The average sold price per square foot for all homes was $124.  These numbers are continuing to strengthen in Belle Creek.  Cottage style homes sold for $126 per square foot, while the larger style homes sold for $121 a square foot, on average.  As more and more non-distressed properties are being sold,  the prices will continue to see increases.

It is important to note that there are currently 6 homes under contract in Belle Creek, and 2 available(this does not include the dirt-start Oakwood inventory).  The smaller, cottage style homes are going under contract very quickly, while larger homes do stay on the market a bit longer.  This has everything to do with price point!  The level of inventory throughout Henderson and Adams County under $250,000 is still extremely low, even with the natural summer increase in inventory.

I believe we will continue to see prices increase in Belle Creek, however I also think the increases will slow slightly over the next couple of months.
