Home Sales in Belle Creek are experiencing some seasonal slowing.  With the onset of autumn, the real estate market will often see some slowing.  In Belle Creek, there are fewer homes for sale, so it stands to reason that we will see fewer closings.  The good news is that prices have continued their increase across all Belle Creek home styles.

  • The turnover rate in Belle Creek for October was 10.7%.   After 2 straight months of a 12.3% increase, this number has slowed.  Buyers who have school aged children will often be doing their house shopping in the summer, with the aim of having the family settled in prior to the start of school.  In Henderson, CO, the start of the school year takes place in August, so naturally those numbers would be higher in prior months.  This is evidenced by the fact that October saw 1 closed sale, although there are currently 4 homes under contract.  We will likely see these close in November and December – just in time for the holidays.
  • Average Days on Market for all Belle Creek homes is 22.  This is a decrease over August’s number of 34, and 27 DOM in September.  As inventory tightened, and the start of school approached, home buyers were making their decisions faster again.  In fact, there were 7 closed sales in the month of September.  Keeping in mind that usually a sale will close 30-45 days after an offer is accepted, a good number of people still “shopping” in July and August.
  • Average Days on Market for Cottage Style homes, under 1600 square feet, was 27 Days.  This is an icrease over the past 2 months which held steady at 25 DOm. Home owners with larger homes – 1900 square feet and up –  have been selling in an average of 21 Days on Market, a decrease over both August and September numbers.
  • Average Sold Price for all homes was $209,695.  The average sold price per square foot for all homes was $134.  These numbers are still strengthening in Belle Creek.  Cottage style homes sold for $137 per square foot, while the larger style homes sold for $126 a square foot, on average. (These are all Net Sold prices)  Even though we are still seeing a few distressed properties listed, this number is continuing to increase.

There are currently 4 homes available in Belle Creek (this does not include the dirt-start Oakwood inventory).

I believe that in 2014 we will continue to see an increase in sold prices in Belle Creek, although probably not as dramatically as in 2013.
