Home Sales in Belle Creek are holding steady compared to October.  With the onset of autumn, the real estate market usually sees some slowing, as evidenced last month.  In Belle Creek, there are fewer homes for sale, so it stands to reason that we will see fewer closings.  The good news is that November numbers are still steady when compared to October.

  • The turnover rate in Belle Creek for October was 10.9%.   When compared to the late summer months, this number has decreased somewhat.  However, this is a slight increase over October’s turnover rate of 10.7%.
  • Average Days on Market for all Belle Creek homes is 23.  This number is holding steady as well, but is still a decrease over over August’s number of 34, and 27 DOM in September.  In the fall and winter months, there are generally fewer homes available for sale; yet, those buyers and sellers who are in the market generally have a compelling reason to be buying or selling.  Buyers will often act more quickly.
  • Average Days on Market for Cottage Style homes, under 1600 square feet, was 24 Days.  This is a decrease over the past 3 months. Home owners with larger homes – 1900 square feet and up –  have been selling in an average of 22 Days on Market, a decrease over both September and October numbers.
  • Average Sold Price for all homes was $211,049.  The average sold price per square foot for all homes was $134.  These numbers are still strengthening in Belle Creek.  Cottage style homes sold for and average price of $195,541, while the larger style homes sold for $248,958 on average.  Even though we are still seeing a few distressed properties listed, prices still continue to increase.

There are currently 2 homes available in Belle Creek (this does not include the dirt-start Oakwood inventory).

I believe that in 2014 we will continue to see an increase in sold prices in Belle Creek, although probably not as dramatically as in 2013.
